The 2026 Colorado VA Loan Guide

Your VA benefit in Colorado, explained without the runaround: zero down, no monthly mortgage insurance, the funding fee most disabled veterans skip, and how to prove eligibility. Read it here or get it emailed.

What makes a VA loan different?

A VA loan is a mortgage the U.S. Department of Veterans Affairs stands behind for eligible service members, Veterans, and surviving spouses. The VA guarantees part of every loan, which is why a Fort Carson soldier or a retired Airman in Monument can buy with no down payment and no monthly mortgage insurance. It works in every Colorado county, from a starter condo in Aurora to a full-price house in Boulder. For a buyer who qualifies, nothing else on the market competes.

Colorado is a deep VA market for a reason. Four installations sit inside the Colorado Springs housing area alone: Fort Carson, Peterson SFB, Schriever SFB, and the Air Force Academy. Buckley SFB anchors the Denver-Aurora market an hour up I-25. That density means VA files are routine business here, not a once-a-quarter exception.

Who qualifies, and what's a COE?

Eligibility turns on your service era and duty status, not one blanket rule. The minimum active-duty period runs roughly 90 days to 24 months depending on when you served, and six years in the Colorado National Guard or Reserves is its own separate path. Surviving spouses of a Veteran who died in service or from a service-connected condition qualify as well. Your Certificate of Eligibility (COE) is the document that settles it, and we can usually pull it the same day instead of guessing. Sold a home near Fort Carson years back? Your entitlement restores once that loan is paid off, so the benefit is yours to use again.

The VA funding fee (and who skips it)

Rather than monthly mortgage insurance, the VA charges a one-time funding fee you can roll into the loan. First use at zero down is 2.15% of the loan amount; a later use runs 3.3%. Put money down and the percentage drops. Here is the part many Colorado Veterans miss. If you draw VA disability compensation, the fee is waived in full, and on a $500,000 Colorado Springs purchase that waiver is thousands of dollars left in your pocket at closing.

VA vs. conventional in Colorado

For an eligible Colorado buyer, VA usually wins outright: no down payment, no monthly insurance, and no loan ceiling once you carry full entitlement. Conventional still has its spots. Putting 20% down to hold your VA entitlement in reserve, or buying a property type the VA appraiser will not sign off on, are the two common ones. For most Veterans buying a primary home around Colorado Springs, Denver, or Fort Collins, the VA loan is the cheaper way in.

Colorado Veteran benefits that stack with a VA loan

The loan is only half the picture. A Veteran rated 100% permanent-and-total, or paid at 100% through individual unemployability since Amendment G, gets Colorado's property tax exemption on 50% of the first $200,000 of home value, worth roughly $450 to $650 a year in most Front Range counties. Colorado also subtracts military retirement pay from state income tax on a sliding scale by age, against a flat state rate near 4.4% in 2026. You file for the tax exemption with your county assessor by July 1, not the state. Not sure which market fits your budget? Compare Colorado's VA metros on BAH, home prices, and base proximity.

Common questions

Do VA loans really require zero down for a Colorado home?

Yes. Eligible Veterans, active-duty members at Fort Carson or Buckley SFB, and surviving spouses buy a primary Colorado home with no down payment and no monthly mortgage insurance. With full entitlement there is no VA loan limit, so the zero-down benefit scales right past Colorado's $832,750 baseline in high-cost counties like Boulder and Eagle.

Is the VA funding fee waived for disabled Colorado Veterans?

Yes. Any Veteran receiving VA disability compensation is exempt from the funding fee entirely, so a first-use fee of 2.15% at zero down drops to nothing. On a typical Colorado Springs or Aurora purchase that saves several thousand dollars at closing, and it stacks on top of Colorado's disabled-Veteran property tax exemption that cuts your county tax bill separately.

How do I prove VA loan eligibility for a Colorado home?

With a Certificate of Eligibility (COE) from the VA. Eligibility turns on your service era and duty status, and common paths are a minimum active-duty period, six years in the Colorado National Guard or Reserves, or surviving-spouse status. We can usually pull your COE the same day, whether you are PCSing to Peterson SFB or buying in retirement near Grand Junction.
